Floor care proposal template
A floor care proposal is a per-job quote, not a monthly contract. List each service (strip and wax, scrub and recoat, burnish, carpet extraction, tile and grout), the floor type and square feet, how many finish coats, and what has to happen before you start, like furniture moving and after-hours access. Price labor and materials on separate lines so the client sees what they pay for.
Services to list
| Service | What it covers |
|---|---|
| Strip & wax (VCT) | Full strip to bare tile, neutralize, apply finish coats |
| Scrub & recoat | Deep scrub existing finish, apply refresh coats |
| Burnish / polish | High-speed burnish to restore gloss |
| Carpet extraction | Hot-water extraction, pre-treat traffic lanes |
| Tile & grout restoration | Machine scrub, grout detail, optional seal |

How to price a floor care job
- Hours = square feet divided by your sq ft per hour for that service.
- Labor cost = hours times your true cost per hour (wage plus burden, supplies and overhead). See labor burden.
- Material cost = square feet times coats times your finish cost per square foot per coat.
- Price = (labor + material) divided by (1 minus your margin).
Floor care also works well as an add-on to a janitorial proposal, for example quarterly machine scrubbing inside a Best package. See the school and office templates.
Common questions
How do you price floor care jobs?
Floor care is usually priced per job, not per month. Figure the labor hours from the square feet and your crew's production rate for that service, add finish or material cost, then add margin. Many companies also quote a price per square foot.
What should a strip and wax proposal include?
The floor type and square feet, the steps (strip to bare tile, neutralize, apply finish coats), how many coats, furniture moving, after-hours access, dry and cure time before traffic, and the price.
How fast can a crew strip and wax?
It depends on the crew, equipment and floor condition. Outscoped's editable default is 500 sq ft an hour for strip and wax and 2,500 for machine scrub or burnish. See the production rates chart.
